City of Phoenix Minor General Plan Amendment Case GPA-MV-1-21-5 and Major Amendment to Algodòn PUD PCD Case No. Z-19-G-00-5

Project Summary

On behalf of John F. Long Properties LLLC and Algodòn AG Recovable Trust dated December 11, 2009 (the “Applicants”), we recently filed a minor General Plan Amendment (GPA) and a zoning application (Case No. Z-19-G-00-5) with the City of Phoenix (“City”) to amend the approved Algodòn Center Planned Community District.Our proposed amendments will allow the development of single family homes within Algodòn Center.  Please see the links below to download the aerial map, General Plan map amendment proposal, and conceptual site plan for a portion of the site, along with copies of our application cover pages.  A copy of the entire Planned Unit Development (PUD) Planned Community Development (PCD) Narrative containing the complete details of this request is on file with the City of Phoenix Planning and Development Department and available online at https://www.phoenix.gov/pdd/planning-zoning/pzservices/pud-cases

The Applicants are local experts in commercial and real estate development who have brought valuable development to the Valley for more than 70 years. Specifically, we are applying for a Major PUD PCD Amendment, which will allow lower density, single family homes to become a part of the Algodòn Center.  We are also applying for a Minor General Plan Amendment, which will change some of the Property’s land use designation from Mixed Use, Commercial and Industrial to a designation that will allow single family homes, while leaving the current mixed use designation in place on other parts of the project. In an effort to assist with the City of Phoenix Housing Phoenix Plan, the proposed amendment to the Algodòn Center PUD PCD seeks to transform vacant farmland into a series of communities where more than 2,000 homes can be constructed. This will include approximately 1,200 single-family, for sale homes and 800 single and multi-family rental homes.
