City of Phoenix Rezoning Case No. Z-63-21-3


Project Summary

On behalf of Brian Morris, the owner of We Fix Ugly Pools, we have recently filed a rezoning application (Case No. Z-63-21-3) with the City of Phoenix (“City”) to rezone approximately 1.5 acres of property at 1924 W. Greenway Road (“Property”) from Residential Office (R-O) District to Intermediate Commercial (C-2). The proposed rezoning will allow for a swimming pool contractor’s office and outdoor swimming pool display/storage areas.

You may recall receiving a similar letter regarding a proposed rezoning for both 1924 and 1940 W. Greenway Road to Planned Area Development (PAD). That process has evolved into this rezoning request to C-2 zoning and only applies to the property at 1924 W. Greenway Road, as it is more appropriate for both the Property and the surrounding area. The property at 1940 W. Greenway Road is no longer part of our rezoning request. In addition, the City of Phoenix General Plan Land Use designation for the Property is Residential 3.5 to 5 du/ac. Although the designated land use is different than the proposed use, no General Plan amendment is required because the Property is less than 10 acres, and it is compatible with the abutting C-2 zoning to the east.

We Fix Ugly Pools is a successful pool builder and remodeling contractor.  As a creator, builder, renovator and service provider for Arizona pools, We Fix Ugly Pools is a Phoenix-based business that is essential to the local community and economy.
