Project Summary
Drake Switching, the owner of a long, narrow, 3.56-acre parcel is requesting a zone change to accommodate the development of a material transfer facility. The property is located at the southeast corner of 35th Avenue and Grand Avenue and will utilize the existing, adjacent rail line. The specific request is to rezone the Property from A-2 to A-2 with Height Waiver, which will allow Drake to construct a rail and truck terminal for the storage, loading, unloading, and transfer of cementitious materials. The Project will have three (3) steel silos, which will store the cementitious materials received from the incoming rail cars. In order to provide adequate clearance for the rail cars, the silos must be elevated above the rail line with a proposed total height of 110’, plus additional height for mechanical equipment. The primary facility is located in northern Arizona. Currently, trucks are hauling materials from this facility and bringing them to the Phoenix area. This proposal will eliminate more than 2000 roadway miles per day providing faster delivery of concrete materials for our booming city, which means more jobs and continued employment for Phoenix’s construction industry. With the current delays in material supply, the proposed project will ease the strain for concrete cement materials, helping with economic and job growth.
