


Project Summary
The owner and developer of an existing multifamily residential community, Atrium Lofts, is requesting a zone change to accommodate the addition of two (2) residential dwelling units into an existing 22-unit building. Atrium Lofts is an approximately one acre property located at the northwest corner of 37th Street and McDowell Road (“Property”). The specific request to rezone the Property from C-1 to C-1 with Density Waiver, which will allow the developer to convert underutilized interior space within the existing building into two (2) additional units. No exterior building or site modification are proposed as the Property was recently rehabilitated and transformed from a failing office property to a brand-new, multifamily community.
