Project Summary

After receiving community feedback and spending several months redesigning the property, Capital Allocation is pleased to announce that a revised rezoning application has been submitted for the approximately 5.32 net acres of property located at the northeast corner of 73rd Avenue and Thunderbird Road.  The development team revisited and reimagined the site from a townhome style multifamily development to a traditional, single-family detached residential neighborhood.  The newly revised application is requesting a zone change from RU-43 to R1-6 RUPD (Single-Family Residential with Residential Unit Plan of Development).

This request will allow the currently vacant Property to be developed into a 19-lot single family residential subdivision. The proposed density is approximately 3.13 du/acre (gross), which is a 76% reduction from the original request.  This small neighborhood, consistent in character with the surrounding neighborhoods, will provide housing opportunities for the existing employment in the area, such as the Peoria Sports Complex, the Banner Thunderbird Medical Center and Arizona State University West Campus.  The site plan and platting applications will be processed through the City of Peoria at a future date, but the density and lot count will be limited to what is approved with this zoning request.  A very conceptual lotting plan is provided below.

The nineteen (19) residential lot neighborhood will be known at “The Ville.” The proposed community will have two separate entries to divert the future homeowners to Thunderbird Road while meeting all safety requirements.
