Approximately 1,500 feet south of the southeast corner of 50th Street and Ray Road
City of Phoenix Rezoning Case No. Z-68-22-6
Project Summary
Gammage & Burnham, PLC has submitted an application on behalf of P8 Phoenix Foothills Holdings, LLC to rezone approximately 14.33 gross acres generally located 1,500 feet south of the southeast corner of 50th Street and Ray Road, also known as the 50/Ray Business Park. The application requests to rezone the property from Commerce Park – General Commerce Park (CP-GCP) to Intermediate Commercial (C-2) with height and density waivers. The proposed rezoning will allow for a 417-unit multifamily residential development comprised of three and four story buildings (up to approximately 48-feet in height) with a residential density of 30 dwelling units per acre. Please find the conceptual site plan, illustrative landscape plan, and building elevations linked towards the bottom of the page for your reference. As workplace preferences shift and the Phoenix housing market remains strong post-pandemic, it has become apparent that the existing business park, which was built in the late 1990s, is no longer the best use for the property. Given the property’s prime location near major employers along Interstate 10 and its proximity to numerous dining, entertainment, and retail options along Ray Road, we feel that it is well-suited to accommodate a multifamily community that will provide additional housing opportunities to support these uses and continued growth in the area.
